By proceeding with this reservation, you enter into a binding agreement with Emirati Developments LLC ("Developer"). The reservation deposit of AED 62,500 constitutes 5% of the total purchase price and is held in RERA-registered escrow account #ESC-2024-0042 at First Abu Dhabi Bank.

Payments shall be made in accordance with the agreed payment plan. Failure to pay any installment within 7 days of the due date will incur a late payment fee of 0.5% per day on the overdue amount. Failure to pay within 90 days of the due date may result in cancellation of the agreement with penalties as set out in Clause 8.

The Buyer agrees to provide all requested KYC and AML documentation within 48 hours of reservation. The Developer reserves the right to cancel the reservation if satisfactory documentation is not provided within this period, with a full refund of the deposit.

The property is sold based on the approved plans and specifications. Minor variations of up to 2% in floor area are permitted and do not constitute grounds for cancellation. Final plans and finishes specifications are provided in Schedule A.

The estimated completion date is Q4 2026. The Developer is entitled to a 12-month extension without penalty. In the event of delay exceeding 12 months, the Buyer may elect to cancel and receive a full refund of all payments made, per UAE Law No. 13 of 2008.

There is no statutory cooling-off period under UAE law for off-plan sales. A contractual cooling-off period of 5 working days is offered by the Developer from the date of SPA execution, during which the Buyer may cancel with a full deposit refund.

If the Buyer cancels after SPA execution: (a) Before 40% paid: Developer may retain up to 40% of the unit price; (b) After 40% paid: Developer may retain up to 40% and must refund the balance from escrow within 60 days.

This agreement is governed by the laws of the Emirate of Dubai and the applicable laws of the UAE. Disputes shall be referred to the Dubai Courts or DIFC Courts at the Developer's election.
